How much is the assessment and when is it due? The assessment is $700 annually (effective January 2023), due in two installments of $350 Jan 1st and $350 May 1st . Your payment is considered late and will incur a $30 late fee if received after the 10th of the month in which it is due.
What does the assessment cover? The assessment covers the maintenance, insurance and improvements of all common property within the community, as well as administrative costs for the day to day operation of the Association.
How do I obtain access keys for the amenities (new or replacements)? Call or email your Association Manager’s Assistant to request new or replacement access cards. Access cards are $15.00 each and will be mailed to you upon request if your account is in good standing and the fee(s) will be charged to your Association account
I would like to make changes to the exterior of my unit, do I need prior approval? YES! All changes to the exterior or your Unit require prior approval from the Architectural Control Committee. You can download the application for modification from the ACC section of the “Documents” section of the website.
Where can I find information on what I am responsible to maintain vs. what the Association is responsible to maintain? Maintenance responsibility information can be found in Article 6, of the Declaration (located in the Governing Documents. (Click on Documents to access the drop down menu.).
Who do I report malfunctioning street lights to? Please report malfunctioning street lights directly to Sawnee EMC at 770-887-2363. Please note the pole number (located on the pole) and location prior to calling
Is my home insured by a Master Insurance Policy provided by the Association? No, Twin Creeks HOA does not provide insurance on private property not owned by the association.
